Creating Your Must-Have List for Buying a New Home in York County

shutterstock_104946530If you’re thinking about taking the leap and buying a home in York County, one of the first things you’ll want to do before going house hunting is sit down and come up with a list of wants and needs. This will help you organize your thoughts and provide you with a much clearer idea of what you are looking for. It will also help you prioritize what you want by distinguishing which features are must-haves and which ones are not. The following are some features that often appear on homebuyers’ must-have lists:

  • Up-to-date appliances – Outdated appliances are not only going to be less effective at performing their task but also use more energy. Newer appliances will not only perform better, they’ll help reduce your energy costs over the long run and will operate at an optimal level for a longer period of time, reducing the need for maintenance, repairs, or replacement.
  • Separate laundry room – Doing your laundry in the kitchen or having to walk down the steps into the basement can be a real hassle. A separate laundry room, especially on the main living level, can help make the home much more convenient.
  • Deck or patio area – If you plan on entertaining during warmer months or special holidays and occasions, you’ll want a deck or patio space where your guests can mingle and enjoy the outdoor weather – especially here in York County!
  • Outdoor lighting – Good outdoor lighting is important not just for curb appeal but also to make the home safe and secure. Proper exterior lighting will keep you from tripping in the dark and will help keep potential thieves away.

These are a few must-haves to consider when buying a home in York County. For additional home buying advice, contact us at Randy Lindsay today.

Check Land Use Laws for Your Dream Home

There are a lot of different things that you need to check up on before buying a home in York County – or anywhere else for that matter. For example, how much do you know about the area’s land use laws? If you plan to raise animals in your backyard - like chickens – or create a small urban farm, then you should look into them.

Land use laws ensure that businesses are built in one area and residences in another. Land use regulations also help to curtail the environmental impact of a growing population, thereby helping to maintain order in both urban and suburban areas. This might affect you if you plan on having a small urban farm on your property. An urban farm could be a s small as a patio garden, but it could also be as big as a city block.

There are zoning regulations regarding raising animals due to safety, noise and cleanliness standards. And if you plan on selling anything that you grow, you may be verging on being identified as a business. This is why knowing the land use laws is so important.

Know the land use laws and contact Randy Lindsay for more real estate advice today.

Be Ready for the Updated Closing Rules

It’s important to understand what the closing of a home entails when buying a home in York County so that you can be properly prepared. There were recently several changes made to the Real Estate Settlement Procedures Act and the Truth in Lending Act that you should be aware of since they affect closing rules. The following are those changes:

  • The Closing Disclosure is required to be given to the consumer 72 hours before the scheduled closing time. If any changes are made during that three day period, then the scheduled closing time should be delayed.

  • A Loan Estimate is now required to be provided to the prospective buyer within three days of when the loan application was received.

  • The HUD-1 Settlement Statement can be presented on the day of the closing to the buyer. Any changes can take place during the closing of the loan.

These changes to the closing rules are meant to help streamline the loan application process, making it easier for consumers to understand all the relevant details by having them clearly written on a single page.
