It’s important to understand what the closing of a home entails when buying a home in York County so that you can be properly prepared. There were recently several changes made to the Real Estate Settlement Procedures Act and the Truth in Lending Act that you should be aware of since they affect closing rules. The following are those changes:
- The Closing Disclosure is required to be given to the consumer 72 hours before the scheduled closing time. If any changes are made during that three day period, then the scheduled closing time should be delayed.
- A Loan Estimate is now required to be provided to the prospective buyer within three days of when the loan application was received.
- The HUD-1 Settlement Statement can be presented on the day of the closing to the buyer. Any changes can take place during the closing of the loan.
